With the number of buy-to-let mortgages sold in the third quarter of 2010 up 15 per cent, year on year, according to the Council of Mortgage Lenders, and the number of tenants increased by thwarted first-time buyers, the firm and its rivals are likely to have a busy 2011.

Its bronze package for a one-bedroom flat costs £699, plus VAT, and includes a table and chairs, sofa, armchair and coffee table for the living room, plus double bed, wardrobe, bedside table and chest of drawers for the bedroom.
David Phillips main competitors in the dress-to-let market are Loft Interiors, In:Style Direct and The Think Tank Group. They will also provide full room sets for landlords without the time or inclination to scour the shops themselves. Loft Interiors even offers a student survival package of household accessories such as kettles and bed linen.
All three brands divide their services into simple and more sophisticated service packages from cash-and-carry basics to designer pieces and bespoke furniture. They also offer design consultation and dressing services, coming up with mood boards and floor-plan designs for customers at the higher end of the market.
Ed Grant, the head of rental furnishings at David Phillips Furniture, says that many clients opt to rent furniture for their rental property and then buy it later, sometimes at a discounted rate. Those looking to sell often make a profit by unloading the furniture on to the new owners, who can move into a ready-made home.
Top-end clients may opt for a fabulous designer look that includes handmade furniture. These clients are often part-time landlords; people who own a holiday home that they rent out for part of the year.
